Sojos Capital Advances The Square Development with Demolition at 3500 Lafayette Road

After years of vacancy, the 15,000-square-foot office building at 3500 Lafayette Road is gone.

 

Sojos Capital completed demolition of the 1966-era structure earlier this month, clearing the way for the next phase of The Square, the company’s long-term redevelopment initiative on the northwest side of Indianapolis.

The building, historically known as the Northwest Office Center, once housed medical and professional tenants before sitting empty for years. By the time Sojos Capital acquired the property, the structure had reached the end of its functional life and was not aligned with the vision of The Square.

Tearing down a building isn’t glamorous work, but it’s necessary work. Large-scale redevelopment doesn’t start with ribbon cuttings and groundbreakings. It starts with clearing obsolete inventory, stabilizing properties and preparing sites for productive use. The removal of 3500 Lafayette Road is exactly that kind of foundational progress.

Since announcing The Square, Sojos Capital has been methodically working through site assemblage, engineering assessments, and phased planning across multiple parcels within The Square redevelopment area. Some of that work happens behind the scenes, including capital structuring, environmental review and permitting coordination. Some of it, like this demolition, is visible.

The cleared parcel does several things: it removes a deteriorating structure from a primary commercial area along Lafayette Road, improves safety and site conditions and creates flexibility for future development. More importantly, it signals forward movement in a redevelopment effort that requires patience and disciplined execution.

“The Square has always been bigger than one building,” said Fabio De La Cruz, CEO of Sojos Capital. “This is about reimagining an entire area and investing in it for the long term. Clearing 3500 Lafayette Road is part of that steady work, step by step, to build something lasting here.”

Transforming legacy commercial corridors, especially of this size, takes time. Site preparation, infrastructure coordination and capital sequencing unfold over years, not months.

The 3500 Lafayette Road parcel is now cleared and stabilized. Site assessments continue as part of The Square’s broader development strategy. Additional updates will be shared as milestones are reached.
