Senior Property Manager
Role Summary
The Senior Property Manager owns the operational performance, tenant
experience, financial health, and compliance of the assigned retail property
portfolio.
This role ensures properties operate efficiently, tenants are supported, assets are
maintained, and revenue opportunities are maximized. The Senior Property
Manager serves as the primary operational leader for the portfolio, coordinating
leasing, maintenance, financial performance, vendor management, capital
improvements, and tenant relationships.
This is a results-driven leadership role responsible for protecting and improving
asset value, driving occupancy, optimizing net operating income (NOI), and
ensuring operational excellence across all assigned retail locations.
The Senior Property Manager is accountable not only for managing budgets, but
for actively improving the financial performance and long-term value of each
property.
Property Operations Management
Own the daily operations of assigned retail properties to ensure safe, functional,
and professionally maintained environments.
Responsibilities include:
Oversee maintenance and facility operations across all assigned properties
Coordinate preventive and corrective maintenance programs
Ensure property appearance and operational standards are consistently
maintained
Identify operational issues and proactively implement solutions before
they impact tenants or property performance
Coordinate landscaping, snow removal, lighting maintenance, and
common area upkeep
Maintain strong operational standards across all properties within the
portfolio
Financial Performance & NOI Accountability
Own the financial performance of the assigned property portfolio, with direct
responsibility for protecting and improving Net Operating Income (NOI).
Responsibilities include:
Monitor property financial performance and track NOI results across the
portfolio
Identify opportunities to improve revenue and reduce operating expenses
Manage property operating budgets and expense forecasting
Monitor expenses and implement cost efficiencies where appropriate
Oversee CAM reconciliation and ensure proper expense allocation and
tenant recoveries
Approve vendor invoices and track operating expenditures
Support rent collection coordination and financial reporting
Provide regular reporting to ownership on property financial performance
and operational trends
Capital Projects & Property Improvements
Support and coordinate capital improvement projects and property upgrades that
protect and enhance asset value.
Responsibilities include:
Coordinate capital projects such as parking lot repairs, lighting upgrades,
signage programs, façade improvements, and landscaping upgrades
Oversee contractor coordination and project timelines
Monitor capital expenditures to ensure projects remain within budget
Assist with tenant improvement coordination and buildout support
Identify deferred maintenance issues and recommend solutions before
they become major capital issues
Tenant Relations & Retention
Own tenant relationships to ensure strong communication, tenant satisfaction,
and long-term occupancy.
Responsibilities include:
Serve as the primary point of contact for tenant concerns and operational
matters
Coordinate tenant service requests and maintenance needs
Support lease compliance and enforcement
Conduct regular tenant communication and relationship management
Identify and address operational issues impacting tenant experience
Assist tenants during onboarding, move-ins, and transitions
Work proactively to support tenant retention and renewal opportunities
Leasing Support & Occupancy Optimization
Support leasing strategy to maintain strong occupancy and a healthy tenant mix
across the portfolio.
Responsibilities include:
Collaborate with leasing teams on vacancy management and tenant mix
strategy
Assist with property tours and prospective tenant visits when needed
Support tenant onboarding and move-in coordination
Monitor lease expirations, renewals, and occupancy trends
Provide operational insight to support leasing decisions and tenant
placement
Security & Risk Management
Ensure properties operate safely and in compliance with company policies and
applicable regulations.
Responsibilities include:
Support property security initiatives and site safety programs
Monitor property lighting, parking areas, and safety conditions
Coordinate incident reporting and follow-up when required
Oversee routine property inspections and safety checks
Support insurance and liability risk management processes
Compliance & Regulatory Oversight
Ensure properties operate in compliance with applicable laws, regulations, and
company policies.
Responsibilities include:
Maintain proper documentation and property records
Ensure compliance with local, state, and federal property regulations
Coordinate safety inspections and operational compliance requirements
Support insurance documentation and risk mitigation procedures
Leadership & Cross-Functional Coordination
The Senior Property Manager works cross-functionally with:
Property ownership
Leasing teams
Maintenance and operations teams
Vendors and contractors
Accounting and finance teams
The role ensures clear communication, accountability, and operational alignment
across these groups.
Key Performance Expectations
Performance in this role will be evaluated based on:
Property NOI performance and improvement
Occupancy and tenant retention rates
CAM recovery accuracy and financial performance
Budget management and expense control
Property condition and operational standards
Tenant satisfaction and issue resolution
Timely execution of capital and operational projects
Required Experience & Qualifications
7–10 years of commercial or retail property management experience
Proven experience managing multi-tenant retail or mixed-use properties
Strong knowledge of property operations and maintenance coordination
Experience managing vendor contracts and negotiating service pricing
Experience monitoring financial performance and operating budgets
Familiarity with CAM reconciliation processes
Working knowledge of property management software systems
Strong communication, leadership, and organizational skills
Ability to manage multiple properties simultaneously in a fast-paced
environment
Preferred Qualifications
Commercial real estate certifications
LIHTC experience
Experience supporting retail leasing operations
Experience managing multi-property portfolios
Experience coordinating capital improvement projects
Pay: $76,000.00 – $95,000.00 per year
